Alma Living – Terms and Conditions of Stay
Last updated: 14 September 2026
These Terms govern stays at Alma Living apartments in Bologna. By booking, the Guest declares that they have read and accepted them.
1. WHO WE ARE AND WHO THESE TERMS APPLY TO
1.1 Operator. The apartments are managed by LCF Living S.r.l., registered office at Via IV Novembre, 9 – 40123 Bologna, VAT No. 04391521202, certified email (PEC): lcfliving@pec.it (hereinafter “Alma Living” or “the Operator”). Each apartment is identified by its own National Identification Code (CIN), shown in the listing and displayed at the entrance.
1.2 Guest. The Guest is the adult who makes the booking. The Guest is responsible for compliance with these Terms by all persons staying with them.
1.3 Booking channels. These Terms apply to bookings made on the website www.almalivingbologna.com, by email, telephone or WhatsApp. For bookings made through online platforms (Booking.com, Airbnb and similar), price, payment and cancellation follow the conditions shown by the platform at the time of booking; these Terms apply to everything else.
1.4 Updates. Alma Living may amend these Terms at any time. Each booking is governed by the version in force on the date it was confirmed.
2. BOOKING, PRICES AND PAYMENT
2.1 Confirmation. A booking is valid once the Guest receives the confirmation email summarising the dates, guests and amount. The lead guest must be at least 18 years old and present for the entire stay; minors are only admitted if accompanied.
2.2 What the price includes. Prices are in euros, including VAT where applicable. The price already includes final cleaning for an amount of €100, as well as bed and bath linen, utilities (electricity, water, gas, heating and air conditioning) and Wi-Fi. Additional cleaning or linen changes during the stay are available on request, for a fee.
2.3 Tourist tax. The City of Bologna tourist tax is not included in the price. It is due per person per night in accordance with the municipal regulations, which in this case provide for an amount of up to a maximum of €7.00 per person per night, for a maximum of 5 consecutive nights spent at the same property. Exemptions may apply (including, but not limited to: residents of the Municipality of Bologna, children under 14 years of age, university students, carers of patients or of persons with disabilities). Alma Living collects the tax on behalf of the Municipality.
2.4 Payment. For direct bookings, the full amount of the stay is payable at the time of booking by credit card. If payment fails, Alma Living may cancel the booking after notifying the Guest.
3. CANCELLATION AND CHANGES
3.1 Cancellation by the Guest. The Guest may cancel the booking under the following conditions:
- Free cancellation until 11:59 PM (Italian time) on the fourteenth day before the arrival date: the amount paid will be refunded in full.
- Partial refund for cancellations made after that deadline and until 11:59 PM (Italian time) on the seventh day before the arrival date: Alma Living will retain 50% of the amount paid and refund the remaining 50%.
Example: for an arrival on the 20th of the month, cancellation is free until 11:59 PM on the 6th; from the 7th until 11:59 PM on the 13th, half of the amount will be refunded. Refunds are made within 7 days, to the same payment method used for the booking.
3.2 After the deadline. Cancellations made within 6 days of arrival, failure to arrive (no-show), late arrival and early departure do not entitle the Guest to any refund: Alma Living will retain the full amount paid.
3.4 Changes. Changes to dates or the number of guests may be requested in writing and are only confirmed if the apartment is available, at the rate in force. A reduction in nights or guests is treated as a partial cancellation and is subject to the conditions in clauses 3.1 and 3.2.
3.5 Right of withdrawal. Pursuant to Article 59(1)(n) of the Italian Consumer Code (Legislative Decree 206/2005), the 14-day right of withdrawal does not apply to accommodation services provided on a specific date. The cancellation conditions in clause 3.1 remain valid.
3.7 Insurance. We recommend considering travel cancellation insurance, which can be useful for cancellations made after the free cancellation deadline.
4. ARRIVAL, REGISTRATION AND DEPARTURE
4.1 Mandatory registration. By law (Article 109 of the Consolidated Law on Public Security – TULPS), Alma Living must identify all guests, including minors, by means of a valid identity document, and report their details to the Police Headquarters (Questura) through the Alloggiati Web portal. Access to the apartment is not possible without a valid document.
4.2 Online documents and identification on arrival. Before arrival, the Guest receives instructions for uploading the necessary documents and details of all occupants to an online platform. Uploading speeds up the process but does not replace identification: on arrival, Alma Living staff check that the guests match the documents, in person (or by live video call), before handing over the keys.
4.3 Arrival times. Check-in is from 3:00 PM to 8:00 PM. The Guest must communicate their expected arrival time at least 24 hours in advance. Arrivals after 8:00 PM must be agreed in advance and may be subject to a €50 surcharge. Guests who do not arrive and do not notify us by 12:00 noon on the following day will be considered a no-show.
4.4 Departure. Check-out is by 10:00 AM. An unagreed late departure that prevents the apartment from being prepared may result in a €100 charge.
4.5 Early check-in and late check-out. Early arrival and late departure may be requested in advance. They are only granted if the apartment is available, for a supplement to be agreed in advance.
4.6 Before leaving. At check-out, the Guest must switch off the lights, air conditioning and all other equipment provided in the apartment, leave the dishes washed, dispose of rubbish following the separate waste collection rules, close the windows and door and leave the keys as agreed.
5. HOUSE RULES
5.1 Permitted guests. Only registered persons may stay, up to the maximum number indicated in the listing. Unregistered persons may not stay overnight or enter the apartment.
5.2 No smoking. Smoking is prohibited in all indoor areas of the apartments, including e-cigarettes and heated tobacco products, and in the common areas of the building. In the event of a breach, the cost of extraordinary sanitisation will be charged, in addition to any damage.
5.3 Parties and quiet hours. Parties, events and filming for commercial purposes are not permitted. Guests must comply with the building regulations and respect neighbours’ rest, particularly from 10:00 PM to 8:00 AM and from 1:30 PM to 3:00 PM.
5.4 Pets. Pets are not allowed.
5.5 Waste. Waste must be separated according to the City of Bologna’s separate waste collection rules, following the instructions provided in the apartment. Objects that could cause blockages must not be thrown into the toilet or drains.
5.6 Care of the apartment. The apartment must be used solely as tourist accommodation and with the care of a diligent and reasonable person: without moving the furniture, without subletting it to third parties and without carrying out unlawful activities in it. Air conditioning and heating must be switched off when going out.
5.7 Serious breaches. In the event of serious breaches (unregistered persons, parties, significant damage, dangerous or disruptive behaviour), Alma Living may terminate the stay after notifying the Guest of the breach. In this case, nights not used will not be refunded.
6. EQUIPMENT, SAFETY AND DAMAGE
6.1 Use of equipment. Each apartment provides instructions for the main appliances, such as the induction hob, coffee machine, kettle, electric oven, hair dryer, thermostat, air conditioners, washing machine and dryer. The Guest undertakes to read them and to use the equipment in accordance with the instructions and its normal purpose, under their own responsibility.
Alma Living is not liable for damage to persons or property caused by improper use or use not in accordance with the instructions. Any damage caused by such use to the apartment and appliances shall be borne by the Guest. This is without prejudice to Alma Living’s liability for defects in the equipment and for damage attributable to it.
6.2 Breakdowns. Any malfunction must be reported to Alma Living immediately, without attempting repairs. The use of the Guest’s own high-consumption appliances, such as electric heaters or hot plates, is not permitted.
6.3 Safety equipment. All apartments are equipped with smoke, gas and carbon monoxide detectors, a fire extinguisher and a first aid kit. Covering, disabling or tampering with the detectors is prohibited. If a detector goes off, open the windows, leave the apartment, call 112 and notify Alma Living. The fire extinguisher and first aid kit are to be used only in an emergency; their use must be reported so that they can be replaced.
6.4 Damage. The Guest is liable for damage caused by themselves, by other occupants and by any persons they have allowed to enter, excluding normal wear and tear. Any damage, even accidental, must be reported immediately. Alma Living will notify the Guest of any damage found within 7 days of check-out, with photos and a quote or invoice, and will request reimbursement. For bookings made through a platform, the request may be made through the platform, in accordance with its rules.
6.5 Keys and codes. Keys and access codes must not be copied or given to third parties. In the event of loss, the Guest will reimburse the cost of replacing the keys or lock, amounting to €50.
7. LIABILITY, PRIVACY AND FINAL PROVISIONS
7.1 Personal belongings. Alma Living is not liable for theft or loss of items left unattended, unless due to its own fault. Doors and windows must be closed when going out. Items left behind are kept for a maximum of 30 days and shipped on request at the Guest’s expense.
7.2 Third-party services. Interruptions to water, electricity, gas, internet or lift services caused by suppliers, the building management or causes not attributable to Alma Living do not entitle the Guest to any refund. Alma Living will nevertheless take action to restore the service as quickly as possible. The same applies to noise or works outside the apartment.
7.3 Descriptions and complaints. Photos and descriptions faithfully represent the apartments; minor differences in furnishings or equipment do not constitute a breach. Any problems must be reported within 24 hours of arrival, so that Alma Living can resolve them during the stay.
7.4 Privacy. Guests’ personal data are processed in accordance with EU Regulation 2016/679 (GDPR), as described in the Privacy Policy. Document data are used solely to fulfil legal obligations: reporting to the Police Headquarters, statistical surveys and tourist tax. There are no cameras inside the apartments.
7.5 Governing law and jurisdiction. These Terms are governed by Italian law. For disputes with consumer guests, the competent court is that of the consumer’s place of residence or domicile; in all other cases, the Court of Bologna.
7.6 Severability. If any clause is found to be null or ineffective, the remaining clauses shall remain valid.
